One of Britain’s most historic estates, dating back 1,000 years, has been placed on the market with a guide price of £15m.
The 3,784-acre Nannau has its roots in the 11th century.
It is described as having one of the most significant rural holdings in Snowdonia National Park.
It includes a range of lodges and cottages, three farms and several unique traditional buildings.
It also comes with three mountains, including Foel Offrwm and Rhobel Fawr, as reported by Luxury Property News.
Located at Llanfachreth near Dolgellau, the upland estate lies on coastal hills above Afon Mawddach.
Describing Nannau as exceptional agents, Savills said the mixed-use business had a growing holiday accommodation enterprise.
Its listing states: “The owners of Nannau have carefully managed the residential, agricultural and forestry assets.

“The estate, which already provides excellent temporary accommodation for owners, also offers several options to develop an impressive main residence.
“In recent years, significant investment has been made in three unique, high-quality holiday cottages, a business which could be expanded further.

“The location and diversity of environments at Nannau present potential to incorporate an ecotourism business at the heart of the National Park, building on the growing reputation of Nannau as a centre for walking and other outdoor pursuits.
“Nannau balances plentiful diversification opportunities alongside extensive existing enterprises – a farming and forestry business operating at scale, three holiday cottages, 8 further residential properties, commercial income and plentiful opportunities for further development.

“The topography of Nannau, with its vast woodland cover, provides excellent stalking and shooting opportunities, with further sporting potential afforded by the attractive section of the Afon Mawddach in the southwest.
“The natural capital assets provide significant potential to undertake a range of environmental projects, including woodland creation and peatland restoration, as well as many biodiversity enhancement projects.”
Spokesman Jack Cooper said: “The Nannau Estate represents an exceptional opportunity to purchase a diverse holding, with significant history and potential, in the heart of Eryri National Park.”

The estate was founded by Madog ap Cadwgan, son of Cadwgan ap Bleddyn.
Descended from the Princes of Powys, Cadwgan fought alongside Gruffydd ap Cynan, King of Gwynedd and a key figure in Welsh resistance to the Norman invasion.
