Inside a Record-Setting $17 Million Montauk Beach House

A refined and pared-down contemporary beach house in Montauk, New York, just set a record for the low-key East End hamlet. The brand-new six-bedroom, six-bath spread recently sold for $17 million, making it the most expensive non-waterfront home in the town. The property was represented by Kyle Rosko and Marcy Braun of Douglas Elliman, with Sam Crumm of the Corcoran Group representing the buyer. The previous non-waterfront record was held, coincidentally enough, by a neighboring property that sold in 2022 for $14 million and was also listed by Rosko and Braun.

“This deal is a powerful affirmation of what so many already know—Montauk is truly special,” Rosko said in a statement. “Buyers are increasingly looking past the traditional Hamptons hubs for more space, panoramic views, and a lifestyle that’s both elevated and grounded. Montauk is having its moment—and it’s well deserved.”

The luxurious estate is a new build from the architecture firm Lissoni & Partners New York, developed by Alessandro Zampedri of CFF Real Estate and JK Interior Living. Spanning about 9,000 square feet and set on almost an acre of land, the modern mansion takes advantage of its elevated location with floor-to-ceiling frameless glass windows in just about every room that, despite being a non-waterfront place, frame panoramic views over the Atlantic Ocean.

On the main floor, the great room sports 12-foot ceilings with floor-to-ceiling walls of sliding glass doors. Two separate kitchens are ideal for this sort of beach property: the prep kitchen has been done up by Boffi and is ideal for making unsightly messes and entertaining large groups, while the family kitchen sports Gaggenau appliances and a natural stone island for gathering round. On this level, you’ll also find two ensuite bedrooms, an office, and a powder room.

Upstairs, the primary suite takes up the entire west wing of the home. A gas fireplace warms up the bedroom, which opens to a deck with sweeping ocean views. The primary bathroom, meanwhile, includes both double showers and sinks, along with a soaking tub, natural stone floors, and another deck. Down on the lower level, a wine cellar is accompanied by a wellness suite that includes a gym, a sauna, a steam room, and more.

While the beach is just a hop, skip, and a jump away, the backyard has a pool and spa for water-based activities on site. Multiple seating areas are found both near the pool and on the back patio, while a roof deck with 360-degree views tops off the property.
